Ocoee single-family listings carry a median asking price of $450,000 in the week of November 4, 2026, and Altos Research scores the local Market Action Index at 33, down from 35 a month ago. That drop matters because 35 is the exact mark Altos’s own scale calls a seller’s market. Altos labels this week’s reading “Slight Seller’s Advantage.” The line that should set your asking price sits further down the same report: the median price of new listings is $399,900, which is $50,100 under the median asking price of the inventory already standing. September’s closings record what buyers paid, a median of $413,500 across 34 sales at a median 99 percent of the last asking price.

What the active listings show this week

Every figure here comes from the Altos Research report for Ocoee, Houses, week of November 4, 2026. These describe homes on the market rather than homes that sold, so a median list price is what sellers ask today, not a valuation and not a sale price.

Measure (active single-family listings) Ocoee, week of Nov 4, 2026
Median list price $450,000
Median price of new listings $399,900
Listing price per square foot $236
Average days on market 108
Median days on market 56
Price decreased 49%
Price increased 3%
Relisted 5%
Inventory 112
Median rent $2,400
Market Action Index 33 (Slight Seller’s Advantage)

Altos publishes the scale behind that index: around 30 is a balanced market, 35 or more points to a seller’s market, and the low 20s or below is a buyer’s market. Ocoee at 33 sits three points above balanced and two points under the seller’s-market threshold it held a month ago. That 35 to 33 move is the only month-ago figure Altos prints, and the only one claimed here.

The price-change lines instruct more than the index does. With 49 percent of listings showing a decrease against 3 percent showing an increase, roughly 55 of the 112 homes on the market already carry a cut. Average days on market at 108 against a median of 56 fills in the shape of it: an average sitting 52 days above the median means a tail of listings has gone unsold far longer than the typical one.

The new-listing figure is the most useful number on the page for anyone about to sign a listing agreement. Standing inventory asks a median $450,000 while homes arriving this week ask $399,900, which is 11.1 percent less. Sellers coming to Ocoee now undercut the homes they compete against.

Why “Ocoee” in this report means ZIP code 34761

Altos keeps a city report plus one report per local ZIP code, and Ocoee has exactly one ZIP report, 34761. Pulled in the same week, it returned identical values on every line of the market profile and every row of the quartile table, so the citywide number and the ZIP number are one measurement. Nearby cities are not built that way, which is why a neighboring report is not a substitute for this one.

The match still leaves a footprint question. ZIP code 34761 is a postal boundary that reaches past the City of Ocoee limits into unincorporated Orange County, and our Stellar MLS pull has the same reach, because every September sale under the OCOEE city field fell in 34761. A seller inside the city limits and a seller on county land a mile away both land in these medians, while the rules that apply to the two addresses differ.

What actually closed in September

Asking prices record what sellers want and closings record what buyers paid. These come from our own Stellar MLS pull for Single Family Residence homes with the MLS city field set to Ocoee.

Closed single-family sales Sept 2026 Sept 2025 Change
Closed sales 34 53 -35.8%
Median sold price $413,500 $435,000 -4.9%
Median sold price per heated sq ft $224.62 $222.93 +0.8%
Median cumulative days on market 42.5 41 +1.5 days
Median sold-to-list price ratio 0.99 1.00 -1 point

The first two price rows move in opposite directions, and that governs how the whole table reads. A median sold price 4.9 percent lower paired with a median price per heated square foot 0.8 percent higher reflects a change in what sold rather than a fall in value, because a shift toward smaller homes pulls the dollar median down while the price paid per square foot holds. Take the per-square-foot line as the read on value and the headline decline as a statement about the mix.

The sold-to-list ratio deserves the longest look. A median of 0.99 means the typical September closing landed one percent under the last asking price, where a year earlier it matched. Median cumulative days on market barely moved, 42.5 days against 41.

Thirty-four sales is a thin base, and a median built on 34 transactions moves on a handful of houses. For scale, the Orlando Regional REALTOR Association counted 1,843 single-family sales across its region in September 2026 against 1,866 a year earlier, down 1.2 percent, at a regional median of $432,360 against $432,241. ORRA members are primarily, though not exclusively, located in Orange and Seminole counties, which makes that a fair backdrop for an Orange County city. Ocoee’s 35.8 percent drop in closings is far steeper than the regional figure, and the small count is the first reason to treat it carefully.

Based on information from Stellar MLS and sourced by MVP Home Group, Real Broker LLC for the period September 1, 2026 through September 30, 2026 (and September 1, 2025 through September 30, 2025), for Single Family Residence in Ocoee, Orange County. This information may or may not include all listed expired, withdrawn, pending or sold properties of one or more members of Stellar MLS.

What the numbers mean if you are deciding whether to list

  1. Price against this week’s new listings. Homes already sitting ask a median 8.8 percent above September’s closed median. Homes arriving this week ask 3.3 percent below it, and that second group competes for your next buyer.
  2. Use price per heated square foot as the anchor. September closings ran a median $224.62 per heated square foot, up slightly year over year, while the dollar median fell. A per-foot figure survives a change in the mix.
  3. Decide now whether you will join the 49 percent. The cost of opening high shows in the 52-day gap between average and median days on market.
  4. Find your quartile before you set a number. Altos splits the market into four segments of roughly 25 percent each, and age rather than price separates them.
Segment median price Sq. ft. Beds / baths Median age (yrs) New Absorbed DOM
$639,950 2,679 4 / 3 21 2 1 70
$494,998 2,419 4 / 2.5 13 0 1 84
$424,950 1,728 3 / 2 13 1 1 35
$334,900 1,363 3 / 2 46 2 4 52

Read the age column before the price column. The cheapest quartile is the oldest housing in the city at a median 46 years, the two middle quartiles are the newest at 13 years each, and the top quartile runs 21 years. Ocoee’s entry price buys the original core rather than the newest construction, so a comparable pulled on price alone can land four decades away from the house it is meant to describe.

Treat the New and Absorbed columns as a weekly snapshot. Five new listings and seven absorbed across the whole city in one week are counts too small to carry a trend. Where the week’s activity landed is still worth noting: the bottom quartile took four of the seven absorbed listings, and the second quartile added no new listings at all.

Absorbed needs defining before anyone reads that column as sales. It means the listing is no longer active, covering homes that went under contract along with listings that expired, were withdrawn or were cancelled. It measures inventory leaving the market.

What the same numbers mean for a buyer

A buyer reads different signals off the same page. Supply is modest at 112 active homes, 49 percent have already cut price, and 3 percent have raised one. September’s 0.99 median sold-to-list ratio says the typical closing came in just under the last asking price, so the room to negotiate is real and narrow. The opening is a well-supported offer on a listing sitting past the 56-day median, with the per-square-foot figure as the test of whether the asking price was ever right. Altos puts the median rent at $2,400 the same week. Buyers drawn to the lakes should check which Ocoee lakes allow ski boats before choosing a street.

Frequently asked questions

Is Ocoee a seller’s market right now?

Altos labels its own reading “Slight Seller’s Advantage,” and at 33 the index sits three points above the 30 that company calls balanced. It also sits two points below the 35 Altos calls a seller’s market, which is where Ocoee stood a month ago. Supply is modest at 112 active homes, and September closings ran at a median 99 percent of the last asking price.

Why is the median asking price higher than the median sold price?

They measure different things. The $450,000 median list price describes every single-family home active in the week of November 4, 2026, including homes listed for months. The $413,500 median sold price describes homes that closed during September 2026. Active listings carry everything that has not found a buyer yet, which is the group most likely to be priced above the market.

Do these Ocoee figures cover only homes inside the city limits?

No. Both sources follow ZIP code 34761 and the OCOEE mailing-city field, which extend past the municipal boundary into unincorporated Orange County, so the medians blend city and county addresses. Your permitting, code enforcement and utility rules depend on which of those two governments you are in, so confirm your own jurisdiction separately from the pricing data.
