Seller net proceeds equal the sale price minus the mortgage payoff and all seller-paid charges. A signed payoff and property-specific closing estimate are more useful than a generic percentage.

Build a complete net sheet
Request the mortgage payoff through the anticipated closing date, agreed compensation, title and settlement charges, taxes and assessments, association charges, repair obligations and negotiated credits. Treat each line as an estimate until the closing professional confirms it.
A clearly hypothetical example
Assume a $575,000 sale, $320,000 payoff, $28,750 agreed compensation, $4,025 deed tax, $2,950 title/settlement allowance and $299 association allowance. The calculation is $575,000 − $320,000 − $28,750 − $4,025 − $2,950 − $299 = $218,976. Every input is hypothetical; the association and title allowances are not statutory fee quotations.
Why a price reduction and credit can net differently
In that example, assume a $10,000 price reduction saves $500 in 5% compensation, $70 in deed tax and $50 in an assumed proportional title charge. Net proceeds decrease by $9,380, not $10,000. A $10,000 credit with all other charges unchanged decreases net by $10,000. Actual title charges and negotiated compensation may differ. Florida Department of Revenue states the deed-tax rate outside Miami-Dade is $0.70 per $100 or fraction thereof.
Do not confuse proceeds with tax gain
The payoff reduces money received at closing, but is not the same as tax basis. IRS Publication 523 calculates home-sale gain using amount realized and adjusted basis. A CPA should evaluate your taxable gain separately.
Frequently Asked Questions
Is the example a quote?
No. It is an arithmetic illustration with hypothetical charges and compensation.
Does a credit preserve the home’s appraisal value?
Not automatically. Appraisers consider the market impact of concessions.
