Can an Older Roof Stop Your Florida Home From Selling?

Older faded asphalt shingles next to newly installed shingles on a Florida roof — roof age and homeowners insurance when selling in Winter Garden

An older roof can affect an insurance review, but roof age alone does not automatically require replacement or prevent a sale. Obtain documentation and an insurer’s written decision.

What the statute actually protects

Florida Statute 627.7011 prohibits refusing to issue or renew a homeowners policy solely because a roof is less than 15 years old. For roofs at least 15 years old, it provides an opportunity for an authorized inspection before requiring replacement. If the inspection shows at least five years of useful life, an insurer may not refuse solely because of roof age.

An inspection is not guaranteed acceptance

Florida Statute 627.7011 expressly preserves other lawful underwriting reasons and has limits on the kinds of policies covered. Five years of remaining useful life is not a promise that every insurer must bind coverage for every property.

Prepare the roof record

Collect permits, replacement invoices, inspection reports and known repair information. Ask the insurance professional which inspector and evidence the proposed insurer accepts. Have a qualified professional evaluate condition rather than inferring it from a listing’s stated age.

Coordinate the transaction

If the buyer is financing, confirm the lender’s insurance requirements and the insurer’s timing before relying on a closing date. A cash buyer’s situation is different; lack of a particular policy is not a universal legal ban on selling the home.

Frequently Asked Questions

Does a five-year remaining-life finding guarantee a policy?

No. It addresses refusal solely because of age, not every other lawful underwriting condition.

Should I replace the roof before listing?

Decide after a documented condition review, insurance feedback and property-specific sale analysis.
