Buying new at Tohoqua in Kissimmee? Start with the lot, not just the floor plan. For a 50-foot single-family lot, the yearly total ranges from about $2,006 to $2,606 depending on the phase. As of October 28, 2026, Pulte’s Tohoqua page lists 19 home designs starting from $311,990.

This guide covers what is being built at Tohoqua right now, how to read the district’s per-lot numbers, how school zoning works here, and what to ask before you sign a builder contract.

What is being built at Tohoqua right now

Tohoqua is a master-planned community with a 34744 Kissimmee address in Osceola County. As of October 28, 2026, Pulte’s Tohoqua community page lists 19 home designs “Starting From” $311,990, in single-family, bungalow and townhome styles, with a sales center at 2663 Clear Night Avenue. Pulte also says models are open daily and two amenity centers are complete. Builder prices and availability change often. Treat the starting price as a snapshot and confirm the price for the exact home and lot in writing. Pulte’s page names no specific incentive and says offers vary and carry terms and conditions.

The district’s budget shows how the community was built out. It lists phases under three builder names: Mattamy (Phase 1), Lennar (Phases 2, 3, 6 and 7) and Pulte (Phases 4A/5A, 4B, 4C, 5B and 8), for 2,309 assessable units on the tax roll. Tohoqua CDD FY2027 Adopted Budget. So a resale next door may carry a different bond payment than the new home you are considering.

Tohoqua CDD assessments for FY2027 by lot type

The adopted FY2027 budget sets the operating (general fund) assessment by product type, and it is the same in every phase. The FY2027 gross amounts per unit are $709.58 for a townhome or duplex, $768.72 for a 32-foot single-family lot, $946.11 for a 40-foot lot and $1,182.64 for a 50-foot lot. Each figure is about 9.7% above FY2026. Bond (debt service) assessments are separate and tied to the bond series that financed each phase.

The table below shows Phase 8, the newest phase, financed by the Series 2025 bonds:

Phase 8 product (Series 2025) FY2027 operating, gross FY2027 debt, gross Combined per year
Townhome $709.58 $494.81 $1,204.39
Single-family 32′ $768.72 $536.04 $1,304.76
Single-family 40′ $946.11 $659.73 $1,605.84
Single-family 50′ $1,182.64 $824.67 $2,007.31

Phase matters. Even with the same lot width, debt amounts are not the same across Tohoqua. For a 50-foot lot in FY2027, the gross debt assessment is $823.45 in Phase 4C (Series 2023) but $1,423.49 in Phase 7 (Series 2024) and $1,423.65 in Phases 3A/6A (Series 2022). Add the $1,182.64 operating assessment and the yearly total runs from about $2,006 to $2,606, a gap of roughly $600 a year for the same lot width.

Plan for the payment to last. The budget’s bond amortization schedules run to May 1, 2048 for the Series 2018 bonds and to May 1, 2055 for the Series 2025 Phase 8 bonds. “Gross” figures are the net amounts plus the discounts and collection costs shown in the budget. Operating assessments can change each year when the board adopts a new budget.

School zoning at Tohoqua

Pulte’s page lists “Osceola County Schools” for this community. Assignments come from the district’s boundaries, not the builder. According to the School District of Osceola County zoning page, families should use the district’s BusPlanner search to find a home’s zoned schools and whether busing is available. The district publishes 2026/2027 attendance zone boundaries, and its boundary map page notes the mapbook was board approved June 23, 2026. Boundaries can change in later years, so run the exact address and check again before closing if schools affect your decision.

Tohoqua buyer checklist before you sign

  1. Get the phase and lot width in writing. Together they set your operating assessment and your bond series.
  2. Match the lot to the FY2027 budget table. Use the district’s adopted budget to find both the operating and debt lines for that product and phase.
  3. Confirm the bond series and its final year. Ask whether the lot pays Series 2025 (Phase 8) debt or an older series.
  4. Request the HOA documents separately. CDD assessments and HOA dues are separate charges. Get the HOA budget and governing documents for your section.
  5. Price the home, not the headline. A “starting from” price applies to a base plan. Get the price for your lot, elevation and options, and the written terms of any incentive.
  6. Run the school search on the exact address. Use the district’s BusPlanner tool and keep a screenshot dated the day you check.
  7. Bring your own representation. The builder’s sales team works for the builder. Register your agent before your first visit if the builder requires it.
