Why Your Property Taxes Jump the Year After You Buy in Florida

Property tax notice, calculator, reading glasses, and a model house on a kitchen counter — property taxes after buying in Winter Garden

Do not assume the seller’s property tax bill will be your future bill. Florida reassesses after ownership changes, and exemptions must be evaluated for the new owner.

The reassessment timing matters

Florida Department of Revenue’s homebuyer guidance states that removal of exemptions and reassessment to just value take effect on January 1 after purchase. A sale does not mean every tax figure immediately changes on closing day. Just value is the appraiser’s valuation, not an automatic guarantee that assessed value equals the contract price.

Homestead is not one subtraction for every levy

Department of Revenue taxpayer guidance distinguishes school and non-school treatment in its homestead example. Do not subtract one blanket exemption from every millage category. Ask the county property appraiser for the applicable exemptions, current indexed amounts and any portability benefit for your situation.

Use the correct inputs

For a Winter Garden property, request a buyer-specific estimate from the Orange County Property Appraiser. Check the assessment year, school and non-school taxable values, applicable millage and non-ad valorem assessments. Label projections as estimates rather than guaranteed bills.

Plan for the application

Florida Department of Revenue’s homebuyer guidance explains the January 1 ownership and March 1 application timing for the ordinary homestead process. Ask the appraiser directly about eligibility and any late-filing procedures; do not assume missing the ordinary deadline automatically eliminates every available remedy.

Frequently Asked Questions

Can I budget from the seller’s bill?

Not safely without checking reassessment, exemptions and parcel-specific assessments.

Will my value equal the purchase price?

Not automatically. The property appraiser determines just value under applicable law.
