How did the Minneola housing market do in September 2026? Minneola single-family homes sold 34 times in September 2026, down from 44 in September 2025. The median sold price was $559,360, up 7.1%. Most of that increase came from the mix of homes that sold rather than from rising prices. Homes built in 2025 or later accounted for 20 of the 34 sales. Resale homes had a median sold price of $395,728 and a median of 36.5 cumulative days on market, and they sold for a median of 99% of list price.

This report covers closed sales only. Altos Research, the weekly active-listing source we use for our market reports, showed no market data for Minneola as a city this week. The figures below therefore come from Stellar MLS closed sales, and none of them are asking prices.

Based on information from Stellar MLS and sourced by MVP Home Group, Real Broker LLC for the period September 1, 2026 through September 30, 2026 (and September 1, 2025 through September 30, 2025), for Single Family Residence in Minneola. This information may or may not include all listed expired, withdrawn, pending or sold properties of one or more members of Stellar MLS.

The headline numbers alone suggest a strong month, with prices up and homes selling in about two weeks. Sorting the sales by year built shows something different.

New construction drove the September numbers

We split each month’s sales into homes built in the sale year or the year before, plus a few recorded with a future year built, and older resale homes. In September 2026, the newer group was 20 of 34 sales, or 58.8%. A year earlier it was 17 of 44, or 38.6%.

Segment Sales Sep 2026 Median price Sep 2026 Median $/sq ft Median sq ft Median CDOM Sales Sep 2025 Median price Sep 2025
Newer homes (built 2025 or later) 20 $638,316 $229.06 2,645 0 17 (built 2024 or later) $575,000
Resale homes (built 2024 or earlier) 14 $395,728 $247.39 1,774 36.5 27 (built 2023 or earlier) $460,000

Three things stand out in this table:

  • Newer homes are bigger and pricier. They had a median of about 2,645 square feet and a median price of $638,316, so as their share of sales grew, the overall median went up with them.
  • Many newer homes show zero days on market. Twelve of the 20 newer-home sales show 0 cumulative days on market, meaning MLS recorded no time on the active market. That pulls the overall days-on-market figure down.
  • Resale price per square foot rose. The resale median price fell 14.0% to $395,728, but resale homes that sold were 15.0% smaller at the median. Resale price per heated square foot rose 19.1%, from $207.70 to $247.39.

These samples are small, 14 resales this September against 27 a year ago. Treat the resale figures as one month’s snapshot, not a trend.

What this means if you are selling a Minneola resale home

If your home is a resale, your closest comparison is the 14 resale homes that sold in September, not the citywide median. Those homes took a median of 36.5 cumulative days to sell, down from 44 a year earlier. Only 3 of the 14 took more than 90 days, compared with 9 of 27 in September 2025. Two of the 14 sold below 97% of list price, compared with 7 of 27 a year earlier. Resale homes that were priced to sell did sell, generally close to their list price.

New construction is the other factor. With most September sales coming from homes built in 2025 or later, many buyers touring Minneola are also looking at new homes. Before you set a price, check which new-home communities nearby are selling the same size of home, and be clear about what your home offers that a new build does not, such as an established lot, a finished yard, or a location buyers can’t get new.

Seller checklist before listing:

  1. Use resale comps. Ask for recent Minneola resales close to your home’s size and age, not the city median.
  2. Compare price per square foot, then adjust. Smaller homes usually sell for more per square foot, so compare within a similar size range.
  3. Know your new-construction competition. Note the size, lot and price of new homes being offered nearby.
  4. Plan your first 30 days. The median resale took about five weeks from listing to sale, so set a date to review showings and feedback.
  5. Decide in advance what would trigger a price adjustment. Our guide to when to reduce a listing price covers how to make that call.

A note for Minneola buyers

New homes in September sold for a lower median price per square foot ($229.06) than resales ($247.39), but at a much higher median total price, because they were bigger. If you are comparing a new build with a resale, compare total cost and the features that matter to you, not just price per square foot. Ask about incentives and their conditions. Our guide to builder incentives versus price explains why that matters later when you sell. For more on the area, see our Minneola area page.
