Taxable home-sale gain is not the same as cash left after paying off a mortgage. Apply the IRS basis and exclusion rules to your own ownership and use history.

Calculate gain before applying an exclusion
IRS Publication 523 calculates amount realized from sale proceeds less qualifying selling expenses, then compares it with adjusted basis. Qualifying improvements may affect basis. The mortgage payoff is not itself an additional deduction from taxable gain.
The main exclusion has conditions
Publication 523 provides a maximum $250,000 exclusion, or $500,000 for eligible married taxpayers filing jointly. The general ownership and residence tests use two years in the five-year period before sale. For the joint maximum, at least one spouse must meet ownership, both must meet residence, and applicable look-back requirements must be met.
A hypothetical gain illustration
Assume a hypothetical $690,000 sale, $4,830 in qualifying selling expenses and a $340,000 adjusted basis. Amount realized is $685,170 and gain is $345,170. Assuming full eligibility and no depreciation or nonqualified-use limitation, a $250,000 exclusion leaves $95,170 before any other applicable tax considerations. This is not a tax bill or quotation.
Review exceptions with a tax professional
The IRS publication explains depreciation, nonqualified use and other special rules. Obtain a CPA’s review before assuming every dollar of gain qualifies for exclusion or applying a capital-gains rate.
Frequently Asked Questions
Does paying off my mortgage reduce taxable gain?
Not by itself. Gain and cash proceeds are separate calculations.
Is the full joint exclusion automatic?
