When Should You Reduce Your Home’s Listing Price in Florida?

A listing-price change should address a demonstrated pricing or positioning problem. Compare relevant listings and closed sales, buyer feedback and the competing offer packages before deciding.

Diagnose the obstacle

Review whether the home is reaching the intended buyer search range, how its condition and features compare with alternatives, and what feedback is documented. Ask whether an access, photography, repair or financing issue is being mistaken for a price problem.

Use comparable transactions, not headline statistics

Fannie Mae’s comparable-sale adjustment guidance explains why financing concessions must be analyzed for their market impact. A recorded sale price alone does not tell you whether a competing seller provided credits or below-market financing.

A hypothetical adjustment

If a home is listed at $525,000 and a property-specific review supports a hypothetical $500,000 target, the difference is $25,000, or approximately 4.76% of the original list price. Those figures are an illustration, not an actual valuation or neighborhood sold-price report.

A credit is not a substitute for unsupported value

Fannie Mae’s interested-party contribution rules limits financing credits. A seller credit may address eligible costs but does not remove the lender’s valuation requirements. Ask for both a revised-price net sheet and any lender-approved credit alternative, then choose a documented strategy.

Frequently Asked Questions

How much should I reduce?

Use a property-specific review rather than a fixed percentage or time-on-market rule.

Does a credit protect the comparable price?

Not automatically. Appraisers consider the market impact of concessions.
