What Will Your Taxes Be in 2027 & 2028?
1. Find the property
Start typing a Florida street address and pick it from the list.
Can't find it? Enter the numbers from your tax bill or TRIM notice instead.
2. Check the details
These came from the county tax roll. Change anything that doesn't match your situation.
Assumptions you can adjust
Homestead assessments can rise each year by 3% or inflation, whichever is lower, so 3% is the most it can go up. Local governments set new tax rates every September, and some may raise rates to make up for lost revenue. Use the last box to test that.
3. Your forecast

These are estimates for planning, not a tax bill. Your official numbers come from your county property appraiser (TRIM notice in August) and tax collector (bill in November).
What Amendment 3 changes
Florida voters approved Amendment 3 on November 3, 2026. It takes effect January 1, 2027, so the first bills that reflect it arrive in November 2027.
Bigger homestead exemption, for non-school taxes only
Today a homestead gets up to $51,411 off its assessed value for county, city, and other local taxes, and $25,000 off for school taxes. Under Amendment 3 the non-school exemption becomes $150,000 for 2027 and $250,000 for 2028, then adjusts for inflation after that.
The school-tax exemption stays at $25,000, so you will still see school taxes on your bill.
New Florida residents start smaller
If you were not living in Florida full time on December 31, 2026, your homestead exemption starts at $50,000 for non-school taxes (adjusted for inflation starting in 2028) and the larger exemption begins in your fifth year of homestead.
Second homes, rentals, and commercial property
There's no new exemption for properties that aren't a homestead. What changes is the yearly cap on how fast the assessed value can rise for non-school taxes. That cap drops from 10% to 5%.
What stays the same
Save Our Homes (the 3%-or-inflation cap on homestead assessments), portability, and existing exemptions for seniors, veterans, first responders, widows and widowers, and people with disabilities all stay in place. If you already have a homestead exemption you don't need to file anything new.
When you buy, the assessment resets
A sale resets the assessed value to market value the next January 1. That's why a buyer's bill can look very different from the seller's, even with the bigger exemption. Moving from another Florida homestead? Portability can carry up to $500,000 of your Save Our Homes savings with you, which this calculator does not include.

How this works: Address search by Esri's ArcGIS geocoder. Property values come from the Florida Department of Revenue statewide parcel data (2026 assessment year), which reflects what each county property appraiser filed with the state and may differ from final certified values. Tax rates are the most recent final rates each county has published (2026, or 2025 where 2026 wasn't posted yet), with sources linked under the rate fields. Counties not in the list need rates from your own tax bill. Amendment 3 rules are from the amendment text as summarized by Florida property appraisers. Estimates assume today's tax rates unless you change them, and don't include portability, agricultural classification, or every type of exemption.
